Dropbox said Friday that it's agreed to return over one quarter of its San Francisco headquarters to the landlord as the commercial real estate market continues to soften following the Covid pandemic. In a filing, Dropbox said it agreed to surrender to its landlord 165,244 square feet of space and pay $79 million in termination fees. Under the amendment to its lease agreement, Dropbox will offload the space over time through the first quarter of 2025. In addition, Dropbox took a $175.2 million impairment on the office last year "as a result of adverse changes" in the market. Dropbox had tried working with its landlord to sublease space at the headquarters, but the real estate market deteriorated, finance chief Tim Regan, told analysts on a February earnings call.

The VanEck Office and Commercial REIT ETF fell 4.8% on Thursday after the U.S. Federal Reserve stiffened its hawkish monetary policy stance, slamming the real estate sector and the Real Estate Investment Trusts (REITs) that invest in them. Real estate stocks have struggled this year as the Fed's rapid rate hikes make financing properties more expensive, curbing demand. ETFs tracking broader REITs such as Schwab US REIT and Vanguard Real Estate Index have fallen 4.4% and 5%, respectively, so far this week, while the S&P 500 real estate index (.5SP60) is on track to post weekly losses of 4.7%. "For the discerning investor, the current situation might just be the contrarian opportunity they've been waiting for," said VanEck in its blog about the ETF. Office REITs like Boston Properties (BXP.N) and Kilroy Realty (KRC.N) are down 10% and 15%, respectively, so far this year.

‘Lunar Codex’ aims to bring human art to the moon

Nicknamed “Moon Museum,” it was attached to a leg of the spacecraft and then left on the moon with it. Called the Lunar Codex, it will be split across three launches planned over the next 18 months. The artworks that make up the Lunar Codex will be miniaturized in nickel NanoFiche. Peralta originally intended the Lunar Codex to include only his own works, such as "Sonnets from the Labrador," but reconceived the project as a global endeavor during the pandemic. Jack Burns, a professor of astrophysics at the University of Colorado Boulder, thinks the Lunar Codex is a cool concept.

CNN —A hand-sized vase bought from a UK thrift store for just £2.50 ($3.30) is expected to sell for up to £9,000 ($11,800) at auction. Specialists identified the vase as being the work of late Japanese ceramist and cloisonné artist Namikawa Yasuyuki, who lived between 1845 and 1927, the release added. The Canterbury Auction GalleriesCloisonné is an intricate enameling technique which involves soldering delicate metal strips or wire, bent to an outline of a design, to a metal surface. The couple selling it plans to give a “generous donation” to the charity shop where they found the item, according to the auction house. A larger vase by the same artist sold at Canterbury Auction Galleries for £29,000 ($38,000) in April 2019, the release added.

As the market reassesses the value of office properties, investors have been steering clear of many commercial real estate stocks. Greg Kuhl, a portfolio manager at Janus Henderson, said he likes the outlook for Alexandria Real Estate Equities , a pure-play owner of life sciences centers. Malhotra said he sees lab REITs as a "lower-beta way to play the volatile Life Sciences environment." But each of these companies are more broadly diversified and have exposure to other types of commercial real estate. Kilroy, for example, had been focused in properties in the tech hubs, but it now has a growing life sciences portfolio.

Vornado says it owns 20 million square feet of office space plus 2.6 million square feet of street retail space in Manhattan alone, 3.7 million square feet at The Mart in Chicago and a controlling stake in almost 2 million square feet of office in San Francisco. But in the New York metropolitan area last week, the rate fell to 46.7% from 47.8% the week before, Kastle said. In San Francisco, the rate was even lower last week, at 43.9%, while in Chicago it was 49.4%. Maybe that's why Deutsche Bank analyst Derek Johnston ranked office REITs last out of eight REIT industry groups in a monthly review released on Tuesday. In January, subsector year-over-year cap rates climbed the most for office owners, he said, up 80 basis points, or 8/10ths of a percentage point.
